First time home buyer; bad credit history.?

I want to buy a house, just a small little house, nothing fancy but in move in condition. I have bad credit history, but have not incurred any bad credit in about 10 yrs. I have also managed to pay the biggest debt off and am working on the smaller ones..I've made a plan to buy a house in five years..will have saved approx. $50,000.00 by then. between my partner and myself. Banks prob won't touch me, even with same steady job, so will have to go private. Do you think I will be able to get a private mortgage with 40-50% down on a modest little house? Heavy rates? Mortgage term? Even with my credit history?
